Investment Strategies

Ciminelli Real Estate, and through its entities, invests in and manages real estate for itself and on behalf of its clients across investment strategies:  Core, Value-Add and Opportunistic.   Our strategies are focused on properties located in stable-to-growth markets possessing an opportunity to produce appreciation over an investment's hold period.



Ciminelli's Core strategy focuses on real estate assets that are fully or close-to-fully occupied on long-term leases, typically in locations with strong market fundamentals.  They tend to be characterized by lower risk and lower potential return and with meaningful current income. 


Ciminelli's's Value-Add strategy focuses on real estate assets that have the potential to generate medium to high current cash flow and opportunity to add value through leasing and repositioning strategies. They tend to target an attractive risk-adjusted return consisting of a combination of current income and capital appreciation.


Ciminelli's Opportunistic strategy focuses on development deals, underperforming properties in less competitive markets or on properties with unsustainable capital structures.  Examples include ground-up development, property repositioning or conversion or distressed properties.  Opportunistic investments tend to be characterized by a higher portion of the return coming from capital appreciation than current income.
