Tenant Representation
As managers and representatives of over 9 million sq. ft. of commercial space, our professionals possess extensive knowledge of the operational components of both the physical building and the deal itself, including rates, operating expenses, amortization, term, capital expenditures, etc. As such, our professionals are uniquely qualified to negotiate the best deal possible for the select tenants we represent. Ciminelli's tenant representation services include strategic planning, client needs analysis, determination and survey of alternatives, preparation of request for proposals, analysis of proposal responses, lease negotiation, coordination of support services, tenant improvement coordination and move-in and post-move follow up coordination.
Development
Our development team has extensive experience in ground-up development, SEQR process, Brownfield redevelopment, site selection, entitlements, permitting, design, complex environmental issues, incentives, and sustainable and Green design. The biggest challenge many development projects face is navigating through the approval and permitting process which includes coordinating the interests of all stakeholders—the surrounding neighborhood, the municipality, regulatory agencies, the project's tenants, and investors—takes keen insight, strong relationships, and dedication to the project. Our team thrives on this collaboration and coordination, and oversees the entire process from acquisition and development through project completion.

LEED/Green Consulting
Few trends in real estate have moved to the forefront of our industry as quickly as green design. Ciminelli's response to this trend was swift and well planned. As a result, we were the first developer in the region to have LEED Accredited Professionals on staff, offering excellence and understanding in sustainable design and green development.
Ciminelli is involved with numerous projects that are in various stages of LEED Certification, totaling over one million square feet of space. These projects include office, warehouse, and medical space that we have developed for our clients and existing buildings we have provided LEED consulting services for.
